
Queensland’s bid to become Australia’s prime superyacht destination has taken a step closer with a Gold Coast-based 67-berth marina project approved for The Spit.
The project, which will be built on a hectare of vacant land on Seaworld Drive and overlook the Broadwater, will include 24 luxury apartments – 10 of them destined to be four-bedroom penthouses complete with rooftop pools – as well as a retail space and restaurants.
The project was approved as part of a master plan for The Spit that will see it heavily redeveloped. The plans will transform “Bum’s Bay” – the unofficial name for what is officially called the Marine Stadium – into a recreational and commercial transport hub, as well as see the foreshore’s use appeal to a wider range of users.
As well as the residential development, the mixed-use plans revealed by Queensland-based property and investment group Gordon Corp include a 67-berth marina capable of accommodating superyachts of up to 60 metres in length.
In return for developing the site, Gordon Corp will hold a 120-year lease.

Gordon Corp first proposed its $93.6 million Mantaray Marina and Residences project in 2021. At the time, the project was proposing a 53-berth marina with three of those reserved for superyachts, 47 apartments, a private club, and retail and dining space.
Other works at The Spit introduced under the master plan include $26 million in state government funds earmarked for a shared pathway between Sea World and Doug Jennings Park, the Moondarewa Spit foreshore, Seaway Promenade and a pontoon and jetty in Marine Stadium.
The apartment complex will be restricted by an overlay that limits the height of buildings in the area to three storeys, or 15 metres.
Reports say the project will officially be launched in March.
